In Reference to the Fabulous Judith Ledford!
I have had the extraordinary pleasure of working with Judith on a number of real estate transactions over the past few years, and am finding it difficult to find appropriate words to describe the experience without sounding overly effusive.
To begin, it was clear to me that Judith’s professionalism and intimate knowledge of the area and current market conditions were, and continue to be, unsurpassed. Further, what most helped me to choose to work with her over another “nice” realtor to whom I had been referred was that I discovered her to be a “pitbull with a pearl choker”. Tenacious yet gracious, she was clearly the right choice at a time when the market was in flux, and I needed to sell my Marina townhouse at the worst time of year. I was particularly impressed by her availability to me, her honesty and authenticity. Judith's pricing strategy worked like magic, the marketing was phenomenal, and we got multiple offers when nobody was selling. Combining humor with conviction, she turned a mediocre offer into full asking price with no contingencies.
When it came time to sell the duplex in Mid-Wilshire, Judith was my first and only call. She coached me on how (and how much) to upgrade the 1920’s Spanish in order to maximize profit, while passing all inspections with flying colors. As before, her pricing and marketing expertise, along with the integrity to sit her own open houses, led to an outstanding sale for us while the market was headed for the skids. Only Judith can get entire groups of realtors “on caravan” to take off their high heeled shoes and wear booties so as not to scuff the new hardwood floor without complaint. That’s panache.
Her efficiency continued throughout the escrow process with both sales, keeping all of us on track and on time. She managed the unique personalities at the escrow and title companies, the buyers, and us with finesse, and each time we found it to be a remarkably easy and enjoyable process.
On a personal note, Judith’s level of professionalism is eclipsed only by her kindness and empathy. For us, she provided support, reassurance, guidance and/or encouragement, as was called for by the situation at hand. We hope that we have many opportunities to recommend her services to other prospective buyers or sellers.
